Dear Members,
It seems an eternity since a small battery in August 2022 caused a fire within our golf storage area. The fire and smoke resulted in over 150 individual equipment claims as well as the Club claiming for repairs to the area and business interruption through some modest lost sales. Since then we have progressed with the final claim to be closed in July and we are now looking forward to addressing the golf shop and halfway / cafe’ (halfe’ ?) arrangements. Both of which have been operating in makeshift arrangements.
Whilst the golf club storage area was able to resume, the setting up of the golf shop in an interim location has provided time to consider the long term preferred location of the Golf shop and how that may impact on other sections of the Clubhouse operation.
In 2019 the Club had gained approval for a DA to create a servery for the purpose of halfway or pre-round food and drinks. This servery was to operate close to the current half way arrangement and included improvements to the back of house food and beverage preparation areas on the ground floor. The Club will shortly be submitting a modification to that DA to include relocating of the Golf Shop with refurbishment to its current location.
The new location will provide a connected hub to meet registration, retail and on course catering needs for golfers who now predominantly arrive and enter from the carpark. The preferred location provides:
- Better placement for golfer arrival and welcome
- Better placement for monitoring access to the course
- Better visual of 1st tee, putting green and practice net.
- Improved retail shape (square v. L shape)
- Capacity for future expansion if required
- Retains sufficient lockers (F) to exceed current requirements
- Fits within current concept clubhouse long terms vision
- Improved flexibility for use of prior shop space for members lounge expanded seat capacity
- Connection to halfway F&B space and subsequent increased foot traffic adjoining retail area
- Less likely to have unexpected costs with construction
Whilst the western end does move the golf shop away from the bag storage area the plan includes increased CCTV to eastern end, secure gated access to eastern end and continued outdoor services role (incorporating Range, Carts, Bag Storage, Club Repairs).
The plans include gaining approval for future expansion of the members lounge (Champion’s Bar) area into the previous golf shop space, mirroring the western end of the current lounge area. This expansion will enable more sufficient seating during 2 tee cross over periods, shotgun start events, inclement weather and for events.
Whilst the DA alterations are under review the Golf Shop will be resuming in it’s original location (eastern end) to enable a clear workspace at the western end when approvals and builders are engaged. This resumption in its prior position will take place August 2024.
Whilst the modifications are all internal, the alteration of the DA has required additional heritage impact statements due to the status of the Clubhouse.
Subject to council approval of the DA modifications, issuance of tender packs, finalised costings and Board approval it is planned to progress the works in stages from the next financial year (see below estimate timeline)
- July 2023 – DA submission
- August 2023 – Golf Shop resumes in prior location to clear western workspace
- Nov 2023 – forecast DA approval
- Dec 2023 – tendering for works
- Jan 2024 – appoint / Board approve
- Mar 2024 – commence works refurbished Golf Shop & servery (western)
- May 2024 – complete works
The plans contained below remain subject to change as final submission nears completion.
Sincerely,
Daniel Constable
